A well sanded wooden floor can add a lot of value to your property. The benefits go far beyond simply adding character to your home. A hard wood floor is easy to clean, will last much longer than carpet and won't hold as much dust as other types of flooring, so why not make the most of it.

Sanding floors is an art to us. We take great pride in making old floors look brand new. We also specialize in staircases: risers, railings, moldings, posts, poles, and every aspect of the staircase, all done carefully by hand. With floor and stair sanding and refinishing you will be amazed at how new your floors and staircases will look. We can also change the color of your floors and stairs to any of your choosing. We use high quality Duraseal and Bona stains. See the section on products.


Sanding floors is a process commonly used to refinish wooden floors and remove any imperfections, stains, or old finishes. Here are the general steps we use to sand floors:


The client must prepare the area: Clear the room of any furniture, rugs, or other items that may obstruct the sanding process. Cover any nearby surfaces, furniture, or cabinets with plastic or drop cloths to protect them from dust and debris.

We start with coarse-grit sandpaper: Begin sanding with a coarse-grit sandpaper (usually 36 or 40 grit) on the floor sander. Start in one corner of the room and work your way across the floor, going with the grain of the wood. Move the sander in a smooth, steady motion, overlapping each pass slightly. Keep the sander moving at all times to avoid creating uneven spots.

Then we progress to finer grits: After the initial pass with the coarse-grit sandpaper, switch to a slightly finer grit (60 or 80 grit) and repeat the sanding process. Gradually work your way through progressively finer grits (up to 120)  until you achieve the desired smoothness and remove any previous scratches or imperfections.We need to hand sand corners and edges using a smaller sanding tool or sandpaper.

Stairs are normall done using hand tools. There are many components: Treads, Risers, Stringers, Balusters, Handrail, Posts, Spindles, Landings, etc. Please discuss eash of these with us.

Clean up the dust: Once we have finished sanding with the finest grit, thoroughly vacuum the floor to remove all the dust and debris. Ensure the surface is clean before moving on to the next steps.

Apply the finish: Depending on your desired outcome, you can now apply the appropriate finish to protect and enhance the wood. This can include stains, sealers, or polyurethane coatings. Follow the manufacturer's instructions for the specific product you choose We have many choices of finishes. Discuss with us the option prior to sanding.

Sanding floors is a very challenging task, and it's important we take our time, work methodically, and follow proper all the safety precautions so that you have renewed majestic floors.

Our prefernce is with Bona, but we can meet specific requirements of the client if the prefer a specific finish. Floor staining to any color of your choice can also be achieved.
